Our team has been buyer focused for decades. We love homebuyers and there’s nothing more joyful then the look on homebuyers faces when we hand over the keys and they can walk to the door of their very first home or even their dream home after years of saving. I can’t tell you how many times I’ve seen amateur agents out there tried to give referrals to businesses they’ve never worked with. If you’ve never worked with a lender or a home inspector, how can you know they are going to be a good fit for your client? And, we don’t just have one reference or referral; we have several because everybody works differently with different people. We have lenders and inspectors that work with real estate investors and others that work with first time home buyers. A well seasoned real estate investor knows what they’re looking for and they don’t need all of the handholding and detailed reports that a first-time homebuyer needs and should want.

But, back to the simultaneous buying and selling. When you’re selling a home and buying another in the same area or within close proximity to each other, having the same teamwork on the transaction will keep things on point, on time, and help you close simultaneously. This is no easy feat. Selling and buying simultaneously takes a lot of communication, exact timelines and time frames, and excellent time management between all the parties involved. There are so many people when it comes to a real estate transaction that if you don’t have people all on the same page, mistakes are going to happen. I’m not saying that every deal you do with us will be perfect because every transaction is different and every home and buyer is unique, but, having everyone communicate together and having everyone familiar with each parties attitude, work ethic, and communication preferences really help to pull the entire deal together.

How to Make the Most of Your Open House Visit

Visiting an Open House? Here’s How to Make the Most of that Visit

Open houses to the runaround as being not that beneficial when it comes to selling the home but if you are a buyer that loves touring open houses here are some ways to make the most of your open house.

It’s a great way to learn about the market.

If you’re just exploring the neighborhood or looking for a home in a new town, browsing open houses is a great way to get to know the market, the general home price and the style of the homes in a particular neighborhood.

You don’t have to give anyone your information.

A lot of listing agents or the buyer’s agent sitting the open house will want every person that enters the home to sign in. While it’s not required, you don’t need to be rude about it. It’s common courtesy to recognize and say hello to the agent and for their safety as well, introduce yourself. Remember, they don’t know you just as much as you don’t know them. They’re protecting the home and their cellar so signing in with a simple name is a good way to keep track of who actually came through the house. If you’re an active buyer and you already have a buyers agent, make sure the agent sitting the open house understands that so they won’t bother you.

Watch out for other buyers.

You can tell a lot about the activity of a particular area or neighborhood by watching other buyers. If there’s a lot of people walking in and out quickly the home probably have some issues that you want to address. If potential buyers are taking their time, communicating with each other or asking about the price, you can probably assume that the home is situated in a hot market. This could help you learn a lot about your potential competition.

Ask questions.

Most of the time the seller will not be present during an open house but the listing agent might be. Ask as many questions about the property as you would need to know. This is their job and they are a direct connection to the seller. If there’s anything they don’t know, they should be able to find out with a quick phone call directly to the seller while you’re browsing the home. You’ll also want to ask why the seller is selling.

 You could meet your future real estate agent.

If you’re not currently working with the buyer’s agent, an open house is a great place to find and interview your potential buyer’s agent for the future. After him questions about their business and see if you feel comfortable speaking with them about home buying. You never know where you might find your next buyers agent.

What You Need to Know About the Flood Insurance Reform Act of 2012

With so many storms making a name for themselves in the recent past, it’s become necessary for the federal government’s flood insurance policies to make some changes. For this reason, if you’re buying or selling a house, you’re going to want to know what these changes are. Basically, flood insurance provides subsidies for properties in areas that may be especially prone to flooding and therefore hard to insure.Important Info About Flood Insurance Reform

The Flood Insurance Reform Act of 2012, otherwise known as FIRM, has some lasting provisions that change the game a bit.

For owners: If you already currently have a home on a flood plain AND have federally subsidized insurance, you MAY KEEP that insurance until if and when you sell. This is great news for you! However, the marketability and value of your home may be affected in the future.

For buyers: when you go to buy a property from a seller that has a home on a flood plain and federally subsidized insurance, YOU WILL NOT be able to acquire insurance at the federally-insured rate. BUMMER! As a buyer of a property in a flood plain, you will now have to look to the open market. Yes, this does mean you’re probably looking at a much higher price. Additionally, if you want to obtain a mortgage on a home that is even partly located on a flood plain, you will HAVE TO acquire flood insurance. It’s required if ANY PART of the property is located on a flood plain. It should also be noted that it is THE BUYER’S RESPONSIBILITY to know if ANY part of the property is on a flood plain and to obtain proper insurance accordingly.

As you may have guessed, these changes have caused flood insurance premiums to rise everywhere. Not only that but if you’re looking at extremely high-risk areas such as coastal areas that are prone to hurricanes and such, premiums can be astronomical. Flood Smart is a great way for someone to stay informed and keep AFLOAT of the situation and DROWN in any consequences.

Oh, the Intracoastal waterway. A beautiful 3000 mile stretch of land along the Atlantic and Gulf of Mexico coasts of the United States. It runs from Boston around the southern tip of Florida and follows the Gulf Coast all the way to Brownsville Texas. Here in North Carolina, we have our own Intracoastal waterway with quite a few cities and towns between the Intracoastal waterway and the Atlantic Ocean such as Sunset Beach, Ocean Isle Beach and Holden Beach.

If this waterway intrigues you there are a lot of benefits to living on the Intracoastal waterway. Here are five of our favorite reasons for living or choosing a home on the intercoastal waterway.

#1. Boat Docks

You can have your own private boat dock but out your back door. Most people, of course, would own about then. There are a lot of inlets and access spots out to the Atlantic Ocean but if you simply want to tool around the waterway you are free to do so.

Not only can you have a boat and your own boat dock but many people enjoy a wide variety of water sports such as jet skis, paddle boarding, kayaks, canoeing, and of course fishing.

#3. Living off the land.

Speaking of fishing, you can also do a lot of crabbing, clam digging and fishing in the Intracoastal waterway. Because the tides go in and out we have long stretches of swampy beaches perfect for setting crab pots, clam digging or just wading out into the water.

#4. Beautiful views.

Some homes face the Intracoastal waterway towards the mainland and some phaseout towards the ocean. Depending on where you choose a home, you may have an ocean view or a land view but chances are you’re going to get a Waterview one way or another. Because of this, you’re likely to see beautiful sunrises and sunsets, gorgeous native birds and wildlife as well.

#5. Restaurants with boat docks.

This is a great perk up to living on the Intracoastal waterway. Instead of jumping in the car and driving down to the nearest restaurant you can jump in the boat and head to your favorite waterfront restaurant. Many restaurants are right on the water and have boat docks for patrons to dock and head up for a bite to eat.

Bonus: because we are a little more protected on the Intracoastal waterway, homes and properties are sheltered from ocean storms. Life and Homes on the Intracoastal Waterway

The entire Intracoastal Waterway stretches all up and down the East Coast and features a network of canals, rivers, bays and inlets that run from Norfolk Virginia to the Florida Keys this ribbon of water is separated into the Atlantic waterway and the Gulf waterway. They provide navigable routes for personal boats, watercraft and commercial barges. The Intracoastal Waterway is a total of about 3000 miles with connections to the Great Loop offering nearly 4500 more miles of inland waterways. The Atlantic Intracoastal Waterway officially begins at the mouth of Chesapeake Bay between Norfolk Virginia and Portsmouth.

Life and Homes on the Intracoastal Waterway

The entire waterway is nearly 1100 miles and is viewed as a single aquatic interstate. There are several tributaries and offshoots along the way and it extends down to Key West featuring several canals and estuaries. Also referred to as the “the ditch”, this insight route is ideal for cruisers and boaters going north and south along the East Coast without going into the open waters of the ocean. With so many different scenes, tranquil bays, tributaries and canals, each section is unique unto itself. From grassy swamps to pristine beaches, windswept grasses and dunes, there’s a unique piece of history and landscape along each section.

This quieter way of life lends itself to many boat docks, waterfront properties and boating enthusiasts. It’s ideal for fishing, boating, swimming, water skiing and just about any other type of saltwater activity. The section in North and South Carolina that is almost completely separated from the Atlantic Ocean stretches from Cape Fear River in the mouth of the waterway at Southport South into South Carolina to the entrance of the Waccamaw River. From the river north to the border of North Carolina, the waterway is completely separated from the ocean and then drifts through tributaries and sloughs along Bird Island in the borders of Sunset Beach. From here are numerous homes bordering the waterway, specifically on the mainland side. It’s not until Ocean IsLife and Homes on the Intracoastal Waterwayle Beach that homes are bordering on the ocean side of the Intracoastal Waterway. Ocean Isle Beach is a small section of residential homes bordering the ocean and the waterway with man-made inlets ideal for those that own boats, prefer waterfront properties and have easy access to the beach and the Ocean Isle Beach Pier.

 

Just east of this small oceanfront town there’s a large break in the waterway with access to the ocean along Shallotte River. Holden Beach is next along the intracoastal Waterway and there are more homes on both sides of the waterway in this town. The city stretches out on the mainland and the beach area and continues up with many residential waterfront homes until the mouth of the Lockwood’s Folly River. The waterway does stretch through the mouth of this river with a deep ditch and travels up to Oak Island. Here, the majority of homes are on the ocean side of the waterway with dozens of homes, golf courses and beachfront property. Then, the Intercoastal Waterway dumps into Cape Fear River at Southport.

Again, the waterway stretches North and South from Virginia to Florida up and down the eastern seaboard but this small section of Inlet has a variety of residential communities, homes and neighborhoods that border the Intracoastal Waterway. The benefit of having a home here is that the weather and the elements are not as harsh, it’s a little calmer sea and most homes and boats are protected from the harsh elements of the ocean.
