Owning a beach home is many people’s dream, and owning a beach front home that was custom built just for you is even better. There is nothing like living right on the beach with breathtaking views, calming sounds of crashing waves, and the relaxed vibes.

When building your dream house on your own piece of paradise there are things you want to take into consideration such as: location, materials, and lifestyle. With the right careful planning, you can build a home that lasts and is loved for many generations.

What to Know When Building a Beach Home

Location

We have all heard the age-old real estate saying “ Location! Location! Location!’ There is a reason why this is used so much. Location is so so important when it comes to your home. It is especially important in building a beach home. You need to be aware of proximity to the water, erosion trends, and local variances to keep your home safe and on spec.

 

Weather Protection

Coastal areas are more vulnerable to severe weather. It is smart to look into the weather patterns and required insurance for a given area, you may need to invest in building a home on stilts and/or purchasing storm windows and maybe even shutters.

One of the best parts of living at the beach is the great breezes. Consider a home design that allows fresh air to flow through your home.˘Open concept homes allow sunlight and fresh breezes in all through the home. Letting the breeze in also allows for good air circulation avoiding the inside air getting stagnant.

 

Keeping Things Dry

There is, of course, a lot of moisture at the beach. There are many different scenarios to consider when keeping things dry such as: proper yard drainage to avoid unnecessary flooding, keeping outdoor storage spaces dry, ensuring dry indoor storage, etc.

 

Study the Neighborhood

Beach homes in different areas tend to have their own style features. For example: the most classic of beach home styles are considered to be a Maine, New England, or Nantucket style beach home with cedar shingles that stand up to the wind and bright white trim. It is a good idea to observe the beach homes around your land to determine what common features and materials other builders have used. If you are purchasing a piece of land in an established neighborhood you will also want to check into any HOA regulations and requirements.

 

Hire a Lawyer as Well as a Contractor

Building on the water means building on a highly protected area. It is wise to have a real estate lawyer look over your plans to ensure you are within the confines and compliant with the laws for your particular piece of land.  It is better to know ahead of your build if something will not pass regulations than after it is already built.

Spring Mill Plantation - New Homes in Calabash NC

Located just north of downtown Calabash North Carolina is the brand-new Spring Mill Plantation development built by Beazer Homes. Nestled right across the street from Farmstead Golf Links and just down McLamb Road from the Meadowlands golf course, These new homes start at around $150,000.

This is already a well-established community with these new single-family homes, luxury, design, and at the open concept abound in any of the new homes built by Beazer Homes. You can live near affordable golf and major thoroughfares with easy commuting to the ocean, Sunset Beach, and surrounding communities.

The Homes

This is a combination of single and two-story homes with 3 to 4 bedrooms, 2 to 3 bathrooms in sizes from 1800 ft.² to 2500 ft.². There are homesites are still available for custom building. Properties have been built starting around 2011 up till today. There is a homeowners association and fees are around $106 per month covering all common area maintenance and community landscaping as well as several amenities for residents and their guests. These include hot tub and spa area, swimming pool, and fitness center. This is a non-gated community but it is also not a thoroughfare. Most traffic is from residents and homeowners.

Residents are part of the top-rated Brunswick County schools and most residents utilize the Jesse Mae Monroe Elementary, the Shallotte middle school, and the West Brunswick high school. The elementary is about 4 1/2 miles from this community and the middle school and high school are closer to 14 miles away. Little River and downtown Calabash are about 5 to 10 minutes.

New Home Construction in Brunswick County

If you’re in the market for new construction or brand-new homes in Brunswick County North Carolina, the majority are located in Leland, just north of the ocean, Ocean Isle Beach, Southport and right across Cape fear River from Wilmington.New Home Construction in Brunswick County

Lena Springs is a news construction company built by Yarborough Construction. These homes are priced from $130,000-$140,000 and feature homes from 1270 ft.² to 1300 ft.². There are two home plans available, both offering three bedroom, two bathrooms and a one car garage. Homeowners dues are $19 per month payable to Lena Springs.

Cyprus Pointe at Brunswick Forest is built by Brunswick Forest Homes and there are 11 homes featured in this community priced from $400,000. Homesites are still available from the $100,000 range and properties are between 1800 ft.² and 3400 ft.² with several home designs, single-story and two-story floor plans and are currently ready to build.

Park Landing is also located at Brunswick Forest and are currently selling 25 homes in sizes from 1600 ft.² to about 3200 ft.² priced from $270,000 to about $350,000. Two-story options are available and all units are ready to build.

Lanvale Forest by McKee Homes is another option located in Leland in the heart of North Brunswick County just minutes from downtown Wilmington. There are 13 homes for sale from 1300 ft.² to 2400 ft.² priced from $160,000. These affordable homes feature two-story designs with a one or two car garage and 2 to 4 bedroom floor plans. There are homes currently under construction and sites ready to build.

Southbend by Yarborough Construction Company features eight homes from 1620 ft.² to 2400 ft.² and offered 22 wooded homesites just off Lanvale Road. These homes are priced from about $195,000-$250,000 and feature one and two-story floor plans with a two-car garage and all have three bedroom and two or three bath options.

Reasons to Use a Buyer’s Agent When Purchasing New Construction

There is a common misconception out there that you don’t need a buyers agent when purchasing a new construction home. When you pull up to a construction site and go in to look at the onsite model home/ office the agent working for the builders will give the impression that they can handle everything for you on the purchase. The agent onsite is contracted by the builder to uphold the best interests of the builder. They have signed paper work committing themselves to the benefit of the builder. -Buyer’s agents will give advice when something in the contract comes up that may not be beneficial to the buying party and can advise on how to remedy it

-You don’t have to pay the listing price on a new construction home buyer’s agents know this and can save you thousands by negotiating on your behalf
