3 Mistakes When Buying a House Sight Unseen

In a world full of virtual tours and social distancing, sight unseen home purchases have increased drastically. With virtual tours, 3D tours, floorplans, and good listing photos, despite never seeing a property in person, you can actually get a pretty good feel for the flow of a home without ever stepping foot inside the front door. In order to purchase a house sight unseen there are a few key factors that you want to be sure to include throughout the purchase process.

Never Rely on Photos

There is a reason that virtual tours are offered. While photos definitely aid in your perception of the home, a virtual tour will allow you to put the rooms together into a floor plan and experience the flow of the home, something photos cannot provide. What may look like a large open room in a photo could actually be closed off by a wall that wasn’t photographed and could thus change the room completely.

Tech Savvy Real Estate Agent

Unfortunately, many agents are not up to speed with the technology of virtual tours. When selecting an agent for your purchase make sure that they are not only knowledgeable of the real estate market, buying and selling processes, but also come highly recommended and are very familiar with sight unseen purchases as well as the tech that is needed to view the properties you are considering.

Smells

This is crucial. When touring homes in person you have your senses to rely on, unfortunately with virtual tours you may miss a few things that could be easily discovered in person. The main one being unwanted smells. While you can do some research to find things like nearby sewer plants, farms, etc. other smells derived from mold, musty attics, dust, etc. will not be as easily detectible. Be blunt and always ask your agent to discuss your concerns with the seller’s agent. In addition, you can make sure to bring up any concerns regarding smell with your inspector who should find any signs of mold or other sources or unpleasant smells within the home.

As with any real estate purchase, never be afraid to ask questions. You always want to do your research on the property prior to placing an offer. Things like the neighborhood, school district, commute to and from work, surrounding areas, etc. should all still be looked into just as you would with a regular in person tour and potential purchase.

Sunset Beach Homes with Access to Intracoastal Waterway

Sunset Beach Homes with Access to Intracoastal Waterway – Our Intracoastal Waterway runs all the way from Winyah Bay to Cape Fear River but really the Intracoastal Waterways run all up and down the East Coast. This 3,000 mile inland waterway consists of natural inlets, saltwater rivers, bays, sounds and canals. This navigable route along it’s length opens to the sea in several places but really protects these inlands from travel on the open sea. 

In Sunset Beach, the Intracoastal waterway splits the town in half. We have so many inlets and sloughs that a waterfront home is pretty standard but there are homes that are specifically on the waterway, the majority of these are on the north side (west side) of town. 

The 5 Best Things About Living on the Intracoastal Waterway

 The Intracoastal Waterway stretches from the Oyster Bay golf link the highway 904 in Sunset Beach.  Shoreline Drive runs east and west directly through town parallel to the waterway. There are many homes off of this main road with large, long docks stretching out into the waterway.  There are many lots still available as well for custom building if you’re looking to build your dream home on the waterway. Half acre lots are around $80,000 – $600,000. Quite a range, yes, but it all depends on utilities, view, and accessibility.

Existing resale homes or between $400,000 and $850,000. Most of these waterway homes feature beautiful views and boaters or fisherman’s paradise. Select homes feature a 200 foot to 300-foot pier over waterway with covered fixed dock and floating dock, boat lifts and aluminum ramp.

Also, most of these homes sit on lots of at least 1/3 – 1/2. Many are over 1 acre. The more land, obviously higher costs but much of the land tends to be marsh leading out over the waterway. 

Not all homes have docks, however. Many are simply waterfront properties and work well for those that appreciate the view but have no desire to maintain a dock or water vessels.

Located just off of Old Georgetown Rd., Southwest in North Sunset Beach North Carolina is a small, new home community of Cape Side.

The community is on a no outlet street called Sea Bourne Way and borders the Sea Trail Golf resort and course on one side and the Pearl Golf course on the other. These darling Cape Cod style homes offer enchantment and beauty in the secluded area of the South Brunswick Isles. There are a few lots available but at this point most of the homes are resale or pre-existing homes. These homes are priced from about $250,000-$295,000 an offer three and four bedroom floor plans from about 1700 ft.² to 2200 ft.² on lots of around 10,000 ft.².

Cape Side does require yearly POA dues of about $340. Fall is just around the corner. Maybe you are thinking about starting your home search as soon as the busyness of summer dies down ( or maybe you just want to enjoy your summer days as long as you can). Here are some tips for buying a home in the fall.

Home values typically see a slower rate of appreciation beginning in August. This is not true of all markets though so be sure to check with your experienced local agent about current market conditions in the area you want to buy.

Limited Selection

The peak selling season in most areas is the Spring. So homes that were put on the market have sold or sellers are frustrated and may take their home off the market to wait for next year as not to be burdened with the extra work of selling during the holidays.

More Negotiation Possibility

Homes that have been on the market since spring may have sellers more motivated to negotiate a lower price on their home. Sellers that are determined to sell their home will keep them on the market but know they may need to entertain a lower offer and come down in asking price a bit.

Maintenance

Fall is actually a great time to see how a home truly holds up during inspection time. The weather in fall turns a little wetter and stormier. This is a good time to see if there are any leaks or concerns in the structure of the home. It is also a good time to see how much the homeowner takes care of the landscaping and if there is proper drainage.

Capeside is a housing community of Sunset Beach North Carolina. The community is newer with some land lots still available. Every home is built green in the finest quality by developer Whitney Blair Inc.

Every Capeside property is built over a crawl space and is Energy Star rated. The Environmental Protection Agency’s Energy Star Division inspects each finished home for air loss to ensure each home is in fact built and certified as a green home.
